MUNCIE GATEWAY PARK
The YMCA partnered with FlatLand Resources to challenge the outdoor education norms by facilitating a complete rethinking of the functional experience for a pre-K child. Complete with indoor and outdoor elements, this was the second nature play space FlatLand has created for the Muncie YMCA.
2025-2026
PROJECT BACKGROUND
Gateway Park, located just south of N High St and N Franklin St in Muncie, serves as a critical entry point to Muncie’s downtown. This area, formerly High Street Square, was an aging, unoccupied strip mall with a large concrete parking lot. As a critical entry point to Downtown Muncie, this area served as many visitors’ first impression of Muncie’s downtown. In an effort to bolster the community’s sense of place and increase outdoor spaces to welcome visitors, the City decided to develop the space with the community and its history in mind. In early 2024, the City of Muncie presented a fully designed park concept prepared by Rundell Ernstberger Associates and put it out for construction bid.
Following multiple proposals from various local and regional firms, Flatland Resources was awarded the project. Flatland worked with both the City of Muncie and REA to efficiently achieve the City’s vision for Gateway Park, carefully balancing the social and aesthetic value of the space with the fiscal responsibility of utilizing City funds. The project came with several design and construction challenges, including coordinating construction in a high-traffic location, maximizing project value while adhering to the approved design, and ensuring the park would support future development planned for adjacent areas.
The park will be completed in 2026 and includes a signature “Muncie” gateway sign to support civic identity and reinforce downtown vitality. Completion of this park will provide the community with a symbol of the increasingly vibrant downtown atmosphere deserving of acknowledgement from residents and visitors alike.

Flatland provided extensive value engineering for this competitively bid project, saving the City of Muncie 10% of the project’s award.
